anyone know much about this regading withholding rent etc ..

been scanning about and can see the term "serious disrepair" well a portion of the ceiling in my lounge just came down .. lol .. just woke me up .. clearly is a queue to get a different flat but wondered what I could do re withholding rent (or at least part of it as this basically makes a quarter of the flat a danger to be in I think)??

lols - same thing happened in the kitchen an age ago and the fucker has still not repaired it - he just came wound and pulled the rest of the loose plaster down and put it in MY kitchen bin .. quality - outstanding value for £830 pcm - gotta loce london rental market sometimes - sheesh

Not sure how it is over there, but in the US you pretty much have to keep paying rent, and take the landlord to court later to get it back - unless there is something in your lease/contract that allows you to withhold, or you and the landlord have made some sort of arrangement.

yeah I figured as much - still need to check fully - though I still think I am going to withold final months rent as if he has to replaster 2 ceilings before he can think of getting a new tenant then he's going to come up with alll sorts of shit to retain the deposit (he's a bit of chancer) -

prolly my best plan would be to find a new place then tell him a couple of weeks before I'm going that I'm quitting - then bugger off early

go to the local council, to the housing dept.

ask to talk to the rent officer...i think thats the title, they deal with landlord/tennant disputes...but understand that even if you are totally within your rights to kick some ass, when it comes to renewing your rent agreement, they will most likely tell you to fuck off and find somewhere else to live.

yeah well that suits - I'm not renewing - i got this place in a hurry five years ago 0 but then once you're in moving is such an arse (have all own furniture) that I just put up with shit - but after 5 years - damp spots have turned to celing falling in .. its a fucking dump and I'm sick of paying through the nose to live in it - so this has prompted me to fuck off - just wondered about losing last months rent with an "unfit for habitation" stance tbh

Take lots of pictures. Keep your last month's rent when you move out, and if the bastard tries to take you to court, he'll just look like a prick for making you live there. Nobody is going to make you pay your final months rent, if you have really been asking for him to fix things for that long and he has completely ignored you. Do you have any requests in writing?

Man, i'm so glad i left the landlord scene - the last year i lived in a house with a landlord was absolutely awful.

The heating broke just as the winter started getting cold, and we were like 'dude, fix it please'. But he went to Romania for six months, and left us in the cold... when it became obvious he wasn't coming back anytime soon we began threatening with not paying the rent and he made some calls from Romania to some ubervague character that suddenly had his own set of keys to our house and started to come in every day for a weak to fiddle with the boiler thingie.

To no avail, because he proclaimed it dead at a certain point and told us we'd have to get an entirely new thing. By this time our landlord had vanished into obscurity and there was no communication at all... but the weather was getting worse so my roommate and me decided to buy a new boiler and just not pay rent for a while.

We had loads of fun when the landlord came back for the enourmous amount of rent that was due - it was an entire evening of heavy arguing, ugliness and greed - and handing each other bills for things. For instance: he wanted to charge us for the vague fixit guy he sent along, and we responded by charging him for the hours of work we had missed because we didn't trust the guy at alll and wanted to be home when he was fixing...

Never again i tell you. I live in a social building complex and i'm loving it. My next house will be bought i hope - landlords are the fucking scum of the earth.

The concept is that a lot of the cheaper buildings are owned by corporations who rent it out to people like me. The corporations used to be goverment controlled and funded by tax money as a sort of socialist thing, but they've been privatized a couple of years back which has led to all kinds of horrible things (corporations sitting on their billions instead of building new houses, corporations selling houses instead of renting them out, waiting lists that take 8 years - all things that are causing a severe housing shortage in some cities).

In short; the system used to work, and then they fucked it. But when lucky you can still get a house real cheap!

i've taken some - but to be honest returning to bedlam in my lounge after being at work all day has not left me in the mood for dropping onto my mac then upload etc etc - will sort out later or tomorrow .. its not that exciting - just ceiling joists showing and plaster on the carpet - about 5 foot square at the moment (but some more will prolly come down soon now thats its started to go)
