Congratulations on the new home

Those floors will be beautiful once there refinished and worth the effort, I like hardwood flooring I think it gives a house a warm look. Pictures are always welcome would love to see your progress

Nice work. Can I ask a question? When you put down sample stains, you permanently changed the color unless you sand them all over. Did you have to sand them or did you just stain over the samples?

Well, looks like I'm a home owner as well. Offer got accepted today. Looks like I'll be moving shortly. Yay!

All the samples have to be completely removed by sanding them off. It's a little extra work, but better than having it look different than the samples because of the woods character.

Sanded and stained, a few coats of poly on top and she'll be good to go... almost there...

Far better yes, but it's not ownership. Even after the loan is paid, if you're subject to property taxes, it's a reminder that you don't really own your land but you're renting it from your friendly neighborhood government.

Just an observation, not trying to get soap-boxy here.

Property taxes are relatively small in most cases. Mine are around $650 a year. I can live with that pretty easily.

property taxes= rates, yes?
rates= the amount you pay each year to local/state government which is based on the lands value (and the services you recieve, garbage collection,sewage, water etc) according to the government

this is why you have tenants and negative gearing

We're going to hardwood our house too, but there are a few other things first in line so it will be a little while.

I love hardwood, we're going to do the whole house in it, except bathrooms and kitchen which we'll put tile in.

heh yeah, last time I shaw a hard wood floor in the kitchen , it was full of waterloged seems

damn, the taxes are great there, I remember when my uncle was complaining in NC about them now making him pay $23.00 a year in land tax

It's among the closest things we have to a mere existence tax. Quite different from a tax on consumption.

I understood. I was just saying that in my case it's just not a big deal. But yeah, if you don't pay they will come take your shit. Not really yours.

I don't like the concept either. But if it weren't for property taxes, I have to wonder how many of the super-rich would just hoard land.
